Dear Richard and Debra Moon, Mary and I both want to thank you for the great service you gave us in selling our home in Lawrenceville. We received our check as promised on Friday and all closing statements were clear and accurate. I think there are three elements to selling a home that an agent must be willing to convey to the home owners that want to sell their home. 1. The listing must be realistically priced with market trends in the neighborhood. Also, the expectation of receiving a good price goes along with a positive commitment to get the best price available for the seller. A clear explanation of the listing contract is important. The understanding of the benefits of a home warranty is additionally very important. The Moon's spent a great deal of time going over these aspects. 2. The marketing strategy is extremely important. The Moon's gave us their plan and worked very hard to put our home in as many sites as possible and before other agents with other company's. They gave us tips and suggestions for improving the saleability of our home too. 3. The negotiations between buyer and seller was explained very well and our impression from the Moon's was that they were trying to get us the best price and best deal. The offer to buy is a very delicate agreement and the Moon's worked very hard for us to get a good deal. It was important to qualify the buyer with a lender too. The Moon's did a great job in our behalf. Mary and I are very pleased with our agents. I would like to say,that the years that an agent has been in the business is very important as well as the experience. The Moon's kept us informed on a regular basis as to any activity on our property. Honesty and integrity must be at the top of the list selecting an agent. Finally I must say that sticking with an agent that meets all these elements will pay big dividends. Mary and I would highly recommend the Moon's as your agent. Thanks,

If you are considering a joint purchase, you and your buying partner should outline clearly your agreements about your shares in the down payment, the monthly mortgage payments, and what you will do if one of you decides to move out.
Before committing to a property, sit down with a real estate professional to discuss your options. Should you take possession as joint tenants? Will you have a 50/50 interest in the property, or should the interest be adjusted to reflect each person's share of the down payment or the monthly mortgage payment? Your agreements with your buying partner should be clearly expressed in writing.
